Qatar real estate market 2026: a resilient market
Despite regional geopolitical tensions and a challenging period of uncertainty, Qatar’s real estate market has demonstrated resilience. More properties changed hands and the total recorded value increased. In our view, this is an encouraging sign of continued willingness to commit capital to Qatari real estate.
Market measure | Year to Sep 2025 | Year to Sep 2026 | Change |
|---|---|---|---|
Registered sales | 5,917 | 7,042 | +19% |
Recorded sales value | QAR 22.15bn | QAR 25.24bn | +14% |

The strength is clearest in villas and houses, where activity increased across every municipality. However, the market is moving at different speeds: apartments recorded modest growth in sales numbers, while fewer residential buildings changed hands.

Villas and houses accounted for 2,778 sales, up 39%, with recorded value rising 43% to QAR 10.28 billion. The median villa sale price rose by about 6% to QAR 2.97 million, although changes in the properties sold can influence this measure.

Vacant land sales increased by 21% to 2,258 transactions, with recorded value up 10% to QAR 7.03 billion. Al Wakra and Al Daayen led the increase in land activity.
Where Qatar real estate transactions increased: Al Wakra, Al Daayen and Al Rayyan
Al Wakra recorded the strongest growth, with total sales more than doubling from 569 to 1,158. Al Daayen increased by 32% to 1,386 sales, while Al Rayyan rose by 27% to 1,398. These figures cover all property types.
Doha remained the largest municipality by sales volume, with 2,083 transactions, despite an overall decline of 11%. Its villa sales rose by 68%, but apartment and residential building sales fell. This illustrates why a single headline cannot describe every part of the market.
Apartment and building sales in Qatar: a more varied picture
Apartment sales increased by 8% to 1,648, but recorded value fell by 3% to QAR 2.75 billion. Overall, this does not indicate a reduction in average unit value, as the location, size, quality and the mix of units vary.
Commercial and other buildings showed an increase in transaction numbers, but again a small reduction in average unit value.
The Capstone view: what it means for Qatar property prices
The overall increase in activity is positive, particularly given the uncertainty affecting the region. For owners, it provides recent sales evidence which can support the assessment of sales and purchase prices. For buyers and investors, the differences between sectors reinforces the need to assess each opportunity on its own merits, including location, condition, rental income and likely costs.
Our conclusion is that Qatar’s market continues to show resilience, with villas and land driving activity. Higher transaction volumes alone do not establish a general increase in property values or predict future performance. The Capstone view on Qatar’s rental market
The increase in lease registrations complements the growth in property sales and supports the picture of a resilient market. However, registration numbers alone do not establish occupancy levels or changes in rents for comparable properties. Landlords should assess current competing supply and recent lettings in their own location when setting rents.
