A few patterns in rent in Qatar are worth knowing. Studios and one-bedrooms in prime towers are usually furnished or serviced and cost more per square metre. Two-bedrooms are the most competitive segment and where tenants have the most choice: Capstone alone lists more than 80 of them. Villas are priced by compound as much as by size: a standalone villa with a private pool on The Pearl lists at QAR 36,000, while a three-bedroom compound villa in Al Waab lists at QAR 12,000.
For landlords, Global Property Guide puts gross rental yields at The Pearl at about 6.3 per cent for studios and 5.5 per cent for one- and two-bedrooms in Q3 2026, against a Doha-wide average of about 4.1 per cent. Source: Global Property Guide, Qatar rental yields, Q3 2026.
What is included in rent in Qatar? Furnished vs unfurnished and bills
Rent in Qatar usually covers the home and building services, and not much else, so the average rent in Doha you see advertised is rarely the full monthly cost. Check the following before you compare two prices.
Furnished or unfurnished. Unfurnished is the standard in Doha and usually includes kitchen appliances and air conditioning units. Fully furnished adds roughly 15 to 30 per cent to the rent, judging by Capstone’s own listings (a Porto Arabia two-bedroom lists at QAR 11,000 to 12,000 unfurnished and QAR 16,000 furnished), and more for serviced apartments in West Bay. Furnished suits stays under two years; for longer stays, buying furniture is normally cheaper.
Electricity and water. Under Article 9 of Qatar’s lease law the tenant pays for water, electricity and telephone unless the contract says otherwise, and the Kahramaa account goes in the tenant’s name. Kahramaa charges flats QAR 0.11 per kWh for the first 2,000 kWh a month, rising to QAR 0.13, 0.18 and 0.26 in higher tiers, and QAR 5.5 per cubic metre for the first 20 cubic metres of water. In practice that is roughly QAR 200 to 500 a month for a one-bedroom and QAR 800 to 2,000 for a villa in summer, when air conditioning runs all day (approximate, usage varies). Most Lusail, West Bay and Msheireb listings on capstoneproperty.com advertise “bills included”; confirm whether there is a monthly cap. Source: Kahramaa residential tariff.
District cooling. Many towers on The Pearl, in Lusail and in Msheireb use district cooling instead of individual AC units. It is billed separately and can add QAR 300 to 800 a month, so ask whether it is included.
Building services. Gym, pool, security and parking are included in most towers and compounds. Internet and TV are the tenant’s cost, around QAR 300 to 400 a month.
Deposit and cheques. A security deposit of one month’s rent is standard and refundable at the end of the contract; by law a landlord may not take more than two months’ rent as a deposit on a residential lease (Article 7). Rent is paid by post-dated cheques, typically 12 cheques for monthly payment or fewer for quarterly, which is why most landlords ask for a Qatar ID and a local bank account. Rent is due within seven days of the date in the contract (Article 11).
Agency fee. Where an agent is used, the fee is usually half to one month’s rent, paid once. Ask who pays it before you sign.
How to negotiate rent in Qatar and lower Qatar house rent prices
There is room to negotiate rent in Qatar, but less than two years ago, and Qatar house rent prices in prime areas are firming. Leasing volumes rose in every segment in 2026 and landlord incentives such as rent-free months are becoming rarer in prime areas. These tips still work:
Know the comparable rent.
Bring two or three listings of the same size in the same area. Landlords move on evidence, not on requests.
Offer fewer cheques.
Paying quarterly or in four cheques instead of twelve is often worth 3 to 5 per cent off, because it reduces the landlord’s risk.
Ask for a longer term.
A two-year contract with a fixed rent protects you from increases and gives the landlord certainty. Qatar’s lease law requires a written contract, and the landlord must register it with the Lease Registration Office within two months of signing (Article 3); Kahramaa will only connect services on a registered lease (Article 20).
Negotiate the extras, not just the headline.
A free month, included bills, a parking space or new appliances can be easier to get than a lower rent: dozens of Capstone listings in Lusail, Al Sadd and Old Airport already advertise a one- or two-month grace period.
Time it.
Demand peaks in late August and September when schools open. Searching in April to June or November to January gives you more choice and more flexible landlords.
Check the building, not just the unit.
Older towers with high vacancy in West Bay or Old Airport discount more readily than full buildings on The Pearl.
Get everything in the contract.
Maintenance responsibility, the notice period, the deposit terms and any included bills should be written, in Arabic and English. Disputes go to the Rental Disputes Committee, chaired by a judge, whose decisions are enforceable (Articles 21 to 23).
Qatar’s residential leasing is governed by Law No. 4 of 2008 on property leasing, as amended through 2022 (Al Meezan, Ministry of Justice legal portal). Rent increases on existing contracts are only allowed within limits set by Cabinet decision (Article 10), and a lease that runs on after its end date with the landlord’s knowledge renews on the same terms (Article 15).
What average rent in Doha means for tenants and landlords
For tenants: the average rent in Doha for a good one-bedroom in a prime area is about QAR 6,000 to 9,000, or QAR 4,000 to 6,000 in a central established district. Count bills, cooling and internet on top: for a one-bedroom this is often QAR 700 to 1,200 a month. Rents are stable rather than falling, so a fairly priced unit in a well-managed building is worth taking rather than waiting. Compare the total monthly cost, not the headline rent.
For landlords: Qatar house rent prices are flat year-on-year while leasing volumes are up, so units priced at the market rate let quickly and overpriced units sit. Furnished and bills-included offers attract the growing short-contract corporate market in Lusail and West Bay. Gross yields of 5 to 6 per cent on The Pearl and in Lusail remain among the strongest in the GCC, depending on the building and purchase price.

How much is rent in Doha, Qatar per month?
About QAR 6,100 a month for the average apartment lease and about QAR 12,000 for the average villa in 2026, according to official leasing records. Asking rents on capstoneproperty.com range from QAR 4,000 for a studio in Umm Ghuwailina to QAR 16,000 for a furnished two-bedroom on The Pearl.
What is the average rent in Doha for a 1-bedroom apartment?
Typically QAR 5,100 to 5,500 in Al Mansoura, QAR 5,700 to 7,250 in Al Sadd or Al Muntazah, QAR 5,100 to 9,500 in Lusail, QAR 6,500 to 9,000 in West Bay and QAR 7,000 to 10,200 on The Pearl. Furnished and bills-included units sit at the top of each range.
Where is the cheapest rent in Qatar?
Inside Doha, Old Airport, Bin Omran, Al Mansoura and Umm Ghuwailina offer the lowest rent in Qatar, with studios from about QAR 4,000 and two-bedrooms from about QAR 4,600. In Lusail, Fox Hills and Al Erkyah two-bedrooms start at QAR 5,500 with bills included. You trade newer buildings and waterfront amenities for space and a lower monthly cost.
Are Qatar house rent prices going up in 2026?
They are stable. Average rents per lease were almost flat year-on-year in the first five months of 2026, while the number of leases rose in every segment. Rents fell in 2023 and 2024 and that correction has ended, so tenants should not expect further big drops.
Is rent in Qatar paid monthly or yearly?
Contracts are usually for one year and rent is paid by post-dated cheques, most often 12 monthly cheques or 4 quarterly ones. Some landlords accept bank transfer. A deposit of one month’s rent is paid upfront.
Does rent in Doha include bills?
By law, no: the tenant pays electricity, water and telephone unless the contract says otherwise (Law No. 4 of 2008, Article 9). In practice many landlords in Lusail, West Bay, Msheireb and Al Sadd now advertise bills-included rents, often with a monthly cap. Where bills are excluded, allow roughly QAR 200 to 500 a month for a one-bedroom plus internet at QAR 300 to 400.
How much is a villa for rent in Doha?
Three-bedroom villas list at QAR 10,500 in Al Thumama, QAR 12,000 to 13,500 in Al Waab and Ain Khaled, and QAR 18,000 for a canal-view townhouse in Qanat Quartier on The Pearl. Five-bedroom villas run QAR 16,600 to 22,500 in Al Waab and West Bay Lagoon and QAR 36,000 with a private pool in Giardino Villas on The Pearl.
Can I negotiate rent in Qatar?
Yes. Fewer cheques, a longer contract and good comparable listings are the three most effective levers. In 2026 the most common concession is a one- or two-month grace period rather than a lower monthly rent, and there is least room on The Pearl, where leasing volumes rose about 21 per cent year-on-year.
What documents do I need to rent an apartment in Qatar?
A copy of your Qatar ID (or passport and visa for new arrivals), post-dated cheques from a local bank account and sometimes an employment letter. The landlord provides a signed tenancy contract, which you then use to open your Kahramaa account.
Is Lusail cheaper than The Pearl for rent?
Usually, yes. A comparable one-bedroom is often QAR 1,000 to 1,500 a month cheaper in Lusail, and many Lusail landlords include bills. Marina District towers with sea views are the exception and can match Pearl prices.
